The letter of certification goes to the health authority within 30 days of finishing, and the system cannot be used until it does.

We find the tank, open the lids and look at the field. On a new build we log the soil and check where the setbacks put your system.

We open the tank and look before we price anything. Then the number goes to you in writing.
We start by looking, not by quoting
Most of the systems we work on were in the ground long before we got there. Nobody has the paperwork, the lids are under grass, and the only thing anyone knows for certain is that a drain has gone slow.
So we start by looking. We find the septic tank, get the lids off, and see what is actually installed rather than what somebody remembers being installed. We check the distribution box, the effluent filter and the pump if there is one. Then we tell you what it needs.
What does a job like this look like?
The situation
A house inside the city runs its own system and has never had the tank pumped. Nobody living there now knows where the lids are.
What makes it harder
The previous owner turfed over the access, so there is nothing on the surface to work from.
What we do
We find and uncover two lids, pump the tank out, and fit a riser on the one you will need again. Your next visit starts with a lid lift instead of a shovel.

How do I know if my house is even on septic?
If your building is not connected to a municipal or city sewage system, it needs its own safe way of treating and discharging sewage. That is what a septic tank and a dispersal field do for you. We can tell you what you have from one look inside the tank.
Do I call you first, or the city?
Us. The septic side is a filing with Island Health, and we make that filing as your Authorized Person. The building side is a separate thing, and it only comes up where a building permit applies to what you are doing.
Will you work on a system you did not install?
Yes, and that is most of our work. We open up what is already there, look at the tank, the distribution box and the field, and tell you plainly what condition each part is in.
What should I have ready before you come out?
Any paperwork you hold on the system, and any idea at all of where the lids sit. If you have neither, that is normal around here, and finding them is part of the job rather than an extra.
What do homeowners ask us most?
Island Health should hold a record of every system built from 2005 onward.
- How much does a new septic system cost in Campbell River?
- A new Type 1 system with a tank and a gravity field runs about $18,000 to $30,000. A Type 2 system with a treatment unit runs about $25,000 to $45,000 or more. We walk your property first, then we put the price in writing — the full range is in our septic cost guide.
- Do I need a permit for a septic system in Campbell River?
- You need a filing with Island Health, not a permit. Your Authorized Person files the plans, the specifications and a site plan before construction, then submits a signed letter of certification within 30 days of finishing. - What is a ROWP and why does it matter?
- A Registered Onsite Wastewater Practitioner is one of the two kinds of Authorized Person the Sewerage System Regulation recognizes, alongside a professional. We hold that registration through the Applied Science Technologists and Technicians Association of BC, so we can design and install Type 1 and Type 2 systems under 9,100 litres per day.
- How much does a septic tank pump-out cost?
- A single-family tank pump-out runs $400 to $750. Cleaning or replacing the effluent filter runs $150 to $300, and locating and uncovering a buried tank runs $150 to $400. We quote your pump-out before we come out, and we clean up before we leave.
- How do I know my septic system is failing?
- Failure usually starts with sinks, showers and tubs draining slowly. Left longer, it shows as sewage ponding on the surface, odorous and grey. You are required by law to remedy a failing system as soon as possible, so call us as soon as you see either one.
- Are you insured?
- Yes. We carry business insurance and a business licence, and we are registered as a ROWP with the Applied Science Technologists and Technicians Association of BC. We reply to every quote request within 24 hours.
